Log Home Construction Specifications for Lot 168

474 Lewis Loop, Bear Lake West

Log installation includes proper setting of logs to insure sound structure, and proper sealing and caulking between logs and joints, which will insure airtight construction

Roof structure with 60" overhang includes 10" BCI structural beams, ½" plywood decking, 30# felt vapor barrier, ice-shield in valleys, 29 gauge steel roofing installed with cap screws according to manufacturer’s specs; soffits 1x6 T&G cedar; facia 1x12 cedar

Foundation walls, 9 feet high, include 8" of concrete with 2" of insulating concrete forms (ICF) on each side. These styrofoam block forms have an R-24 insulation value, and the concrete gives them the heat-absorbing property, "thermal mass", which could be equivalent to an insulation value of over R-40, compared to zero in conventional formed concrete walls. 10"x24" concrete footings placed below frost line, with 1" rock placed under for proper compaction and drainage

Locally collected natural moss rock on east and south exterior foundation walls. Stucco finish on interior foundation walls

Exterior log staircase to main floor, and interior log staircase to loft. Collected from our local forest are unique log floor joists, support beams, trim work, railings, posts and spindles, and cabinet edges

 

Main floor (8 feet 8 inch finished wall height) for structural soundness we use 12" BCI structural beams set on 16" center to insure flat, even, continuous floors, with ¾" T&G plywood Sturdy Floor; compared to most builders who use 2x10 floor-joists which are un-even and can often warp, twist, and sag, and T&G waferboard, a less desirable product. We use flooring adhesive and 1-5/8" screws to adhere Sturdy Floor to BCI beams, no staples used. Net result is a tight floor with no squeaking

Loft floor is 2x6 T&G pine glued and screwed to 8" log beams every 4 feet, and sealed with Gymseal

Plumbing installed in interior frame walls to avoid problems due to log home shrinkage.

Basic plumbing to Idaho code; standard fixtures, and easy-access water shut-off, and drain system for convenient winterizing. Also includes Maax Galiano luxury acrylic 120-gallon jet tub in master bathroom

Electrical wiring designed with careful placement of switches, plugs, and lighting; set to Idaho code; recessed lighting and standard fixtures included. Also wired for multiple fax/internet lines, and computer networking capability (UTP Base T, supports up to five users)

Heating system using radiant underfloor heat, with NOBURST –100 Antifreeze circulating through the tubing under the main floor. The Voyager Water Heater costs 25% less to operate your heating system, and provides all domestic hot water on demand. More efficient and comfortable….

Ceilings and interior walls of main floor and loft are finished with 1"x6" T&G pine and blue-pine. 10" of foil-face fiberglass insulation provides R-30 insulation factor & moisture barrier in loft ceiling

Windows and glass doors are vinyl framed, thermal-pane, low-E, with manufacturer’s warranty, and are installed with 1" to 2" of header space to accommodate log shrinkage and settling

Interior doors are 6-panel pine with Weiser privacy levers

Exterior doors are steel-insulated with double-pane glass, professionally painted with auto enamel for lasting beauty, and are installed with 1" to 2" of header space to accommodate log shrinkage and settling. Weiser exterior entrys and deadbolts keyed alike. Door frames wrapped with brown steel

Cabinets, custom-built in kitchen and bathrooms include 5/8" cortron shelving and dove-tailed drawers, blue-pine finished with Minwax stain and Minwax Polyurethane finish

Floor coverings include carpeting on main floor, master bedroom, stairs to basement, and basement family room. Tiled kitchen and master bathroom floors

Redwood decks, set on concrete footings with 2"x10" framing using 3" screws, and custom-made handrails and spindles. Deck ceilings finished with 1x4 rough cedar

2952 square feet total area; 2472 square feet of finished living space (family room, four bedrooms, 3 ½ baths), and 480 square feet of finished garage, on .58 of an acre, on paved road, with a view of Bear Lake that will never be obstructed.
